Steps to prevent title theft, a growing tactic for scammers

From the Allegany County Clerk,
The Allegany County Clerk urges residents to be vigilant of deed fraud and scams. Deed fraud is the illegal transfer and recording of a real estate title without the knowledge or consent of the legal owner. Scammers do this by forging signatures on documents, stealing someone’s identity, deceiving homeowners into signing deeds under false pretenses, and other illegal methods. Vacant land is often the target of such fraud because it is unoccupied and less likely to be monitored.
To thwart scammers, homeowners should make sure someone is checking on vacant properties often and monitor to ensure they receive all their normal utility bills. New homebuyers may also want to obtain title insurance in case it turns out they were unknowing participants in a fraudulent deal.
When in doubt, always check the local county records and feel free to call the Allegany County Clerk at (585) 268-9270. You may also sign up for the Allegany County Fraud Alert program at searchiqs.com/fraudalert to be alerted about changes in your property ownership.
Homeowners should also be aware of an ongoing deed copy scam where scammers circulate letters requesting $80 to $100 so they can send you a copy of your deed. These letters may look official, but they are SCAMS! Deeds are public records and copies can be obtained at the County Clerk’s office for a fee in the $1.30 to $5 range. If you receive a letter and are unsure, please contact the Allegany County Clerk at (585) 268-9270 before ever sending any money.
